Trust Deed Investments have long been a vehicle many use to grow and secure their wealth.
Unlike the Stock Market, your money is secured by a Deed of Trust on real estate and your Trust Deed is recorded with the County Recorder where the property is located, telling one and all that you have an interest in the property. Our Trust Deed Investments are always conservative and in a first position without the worries of being a 'junior lien holder'. Your Trust Deed Investment will be covered by title insurance and fire insurance starting at the close of escrow. Our minimum investment is $30,000. Our investments range from $100,000 to $30,000,000. Our Investment To Value Ratio, based on an independent appraisal, is about 70% of the appraised value of the property.
Your money will never be pooled or "co-mingled". You will have one Deed of Trust secured against one property that has also got at least 30% or more equity in the property. That means there will always be a large hedge factor between what you invest and the available profit or equity in the real estate that is pledged as collateral.
